Why Utah Concrete Driveways Crack During Freeze-Thaw Cycles

Concrete doesn't crack because Utah is cold. It cracks because of what happens under the slab when water freezes and the base wasn't prepped right.

Every winter in the Salt Lake Valley, driveways crack. It's not because concrete is bad material — it's because of freeze-thaw cycles and the prep underneath. Here's what's actually happening.

The Freeze-Thaw Cycle

Utah gets repeated freeze-thaw cycles through winter — daytime temps above freezing, nighttime temps below. Moisture in and under the concrete expands when it freezes and contracts when it thaws. Do that 50+ times a winter, and the concrete takes a beating.

Why Base Prep Matters More Than the Concrete

The concrete on top is only as good as what's under it. Here's what happens with poor base prep:

  • •Concrete on bare dirt: moisture moves up through the slab, freezes at the surface, and causes spalling
  • •Clay soil without granular base: clay expands when wet and freezes, pushing the slab up unevenly
  • •Uncompacted base: the slab settles over time, creating stress cracks
  • •No drainage: water pools under the slab and accelerates freeze-thaw damage

What Proper Prep Looks Like

A compacted granular base (gravel or road base) under the concrete does three things: it breaks capillary action (moisture can't wick up through the slab), it distributes load evenly, and it manages moisture movement under the concrete. This is non-negotiable in Utah.

Control Joints: Telling the Concrete Where to Crack

Concrete will crack. The question is where. Control joints are deliberate cuts that create weak lines — so the concrete cracks along the joint (controlled) instead of randomly across the slab (uncontrolled). Proper spacing and depth of control joints is how we manage cracking in Utah.

Pour Timing

Pouring concrete too late in the season — when overnight temps are dropping below freezing — means the concrete can cure improperly. We schedule pours around the weather window. The written start date in your contract accounts for this.

See our process page for how we handle base prep and pour timing, and our FAQ for more on cracking and control joints.
